Remarks:
1. Basis of preparation
The results have been prepared under the historical cost convention as
modified by the revaluation of investment property, in accordance with
accounting principles generally accepted in Hong Kong and comply with
accounting standards issued by the Hong Kong Society of Accountants.
The results are unaudited but have been reviewed by the Company's
Audit Committee.
The accounting policies and basis of preparation used in the preparation
of the results are the same as those used in the preparation of the
Group's audited financial statements for the year ended 31 December
2002

3. Loss per share
(a) Basic loss per share
The calculation of basic loss per share is based on the net loss from
ordinary activities attributable to shareholders for the nine months
ended 30 September 2003 of HK$5,297,000 (2002: 55,098,000) and the
weighted average number of ordinary share 1,140,730,792
(2002: 1,087,250,939)
(b) Diluted loss per share
There is no dilution arising from the outstanding share options
granted by the Company, the convertible notes and convertible
debentures issued by the Group. Accordingly, no diluted loss per
share for both periods had been presented.
